Seller's Agent and the Sale Process
- I will explain to you the processes involved for a
successful listing, showing and sale.
- We will at this time, arrange an appointment to present a personalized marketing plan that I will review with you. I will answer all your questions leavening a copy for your personal review. This package will include:
- A free and current
market value analysis of your property (based on recent sales of similar properties in your area)
- A
suggested price point to enter the market, (based on the market analysis, your personal needs and the unique features of your property).
- An explanation of what I will do to ensure your property receives maximum market exposure, and the approximate time frame and dates for planed events.
- An explanation of what you should do to ensure our market strategy and
showings are successful.
- An explanation of the common
client costs, involved in a sale and move.
- A copy of the Listing Agreement.
- We will then formalize and sign the Listing Agreement. At this time I will arrange a time to photograph your property, for use in our marketing plan:
- I will have my marketing representative call you, and formalize a time to place the "FOR SALE" sign, take exterior and interior pictures, that accent the best features of your property.
- I will receive inquiries from prospective clients:
- Interview and pre qualify these clients to determine that they and your property are a match.
- I will call you to arrange a mutually convenient time for qualified prospects to view your property.
- I will work with all qualified and interested prospects to prepare and present you with an offer to purchase.
- I will present all offers to you, ensuring you have a thorough understanding of all its conditions, work with you to make any changes you feel necessary and present the modifications to our prospect for approval.
- Using my negotiating skills and market experience this process will continue, ensuring an offer acceptable to both parties will be achieved in the shortest possible time.
- At any time during this process I am available to find you a new property, and assist you with the
offer to purchase.
